June 2023 Market Update on Real Estate Trends for Western Wisconsin Communities

Small Numbers for Clear Lake
Let’s start this month’s market report by looking at the Clear Lake area.
Inventory in the community of Clear Lake continues to be low. This makes it difficult to get any numbers that actually tell the story of the real estate landscape.
There were just four active listings on the market in May. That is the same number as the previous year, in May 2022.
With those four listings, the median listing price was $379,000.

Amery Sees Numbers Decrease Across the Board
Let’s break down some statistics of homes listed and sold in Amery throughout the month of May.
For active listings, there were 9 properties. That number held steady from the previous month, with just 10% fewer. And the number of active listings decreased by 50% when compared to the previous year.
The number of homes sold in Amery in May 2023 was 8. This statistic also saw a reduction. The number of units sold at the same time the previous year was 14.
Properties listed in Amery continue to sell fast, due to low inventory. The average days a property was on the market was eight days.
The median listing price in Amery was $269,000, with the median sale price coming in at $245,000. That median sale price is down from the previous month of April when the median sale price was $351,000.
Osceola Numbers
There were 17 active listings in May 2023. This is down 19% from the previous month and down 48% compared to the same time the previous year.
The median listing price for properties in this county was $322,000. This median sale price was in decrease when compared to the previous month ($325,000), but higher than the same time the previous year ($297,000).
The median sale price was $329,000. The median sale price was based on the 6 properties sold in Osceola in May.
The average days on the market slightly decreased for Osceola properties. Units were on the market for an average of 29 days in May. That’s slightly quicker than the average of 34 days the previous year.
